  • Buying real estate in Žumberak – experiences and advice?

Posted by Sarah on December 23, 2024 at 1:28 PM

I am interested in buying a property in Žumberak. Given that the region is known for its untouched nature and peaceful surroundings, I think it would be ideal for a weekend home or even a permanent residence. However, I am not sure what the real estate offer is, prices and condition of the houses, given that it is a mountainous area. I am wondering if anyone has experience with buying real estate there? What should I pay attention to, what are the legal regulations, the condition of the roads to more distant houses and what are the connections such as electricity, water and internet? Also, are the prices favorable considering the distance from larger cities?

Thanks for any advice or recommendation!

Buying a property in Žumberak can be a great decision if you love peace, nature, and a more rustic lifestyle. Here are a few things you should know:

Offer and prices: Properties in Žumberak are mostly older houses, often in original condition, which means they may require renovation. Prices are relatively affordable compared to some more urban areas, but depend on location and proximity to roads.

Connections: Most properties have electricity, but in more remote villages there may be problems with water supply - wells are often used. There is no gas mains, and heating is mostly wood-fired. Internet and telephone are available, but the quality depends on the signal.

Access and roads: Some villages are isolated, and access roads can be poorly maintained, especially in winter. If you are thinking about a cottage, check the condition of the road to the house.

Legal regulations: Be sure to check the title deeds and the status of the land. In rural areas, ownership relationships can be unclear, so hire a lawyer or real estate agency.

Lifestyle: If you plan to move permanently, keep in mind the modest infrastructure - lack of shops, health services and schools. For a cottage or occasional stay, this is not a problem.

All in all, if you are a nature lover and ready for a bit of a challenge, Žumberak can be a great investment. I recommend visiting the region and spending some time there before making a decision. Good luck with your purchase!
